Buying a Coal Fired Power Station, Cement Manufacturing Plant, or 2nd Hand Generators? 7 Questions Before You Sign

I'm the guy who gets called when somebody's generator dies at 4 PM on a Friday and the plant has to run Monday morning. For the last seven years, I've coordinated more than 200 rush orders for industrial equipment—generators, gearboxes, mills, and the occasional complete power module. I've made expensive mistakes, and I've watched clients save themselves with one good decision. This FAQ is built from those calls.

If you're searching for a coal fired power station, a small cement manufacturing plant for sale, a ball mill for sale, or 2nd hand generators for sale, ignore the listing price for a minute. The real cost is in the answers to these questions.

1. Should I buy a decommissioned coal fired power station?

That's the first question people ask when they see a 'coal power station for sale' listing. I get it. The price is often lower than the scrap value, and owning a power plant sounds impressive.

But a decommissioned coal fired power station is not a warehouse full of engines. It's a piece of industrial land with a 40-year history of fuel handling, ash disposal, chemical storage, and high-voltage equipment. The environmental liabilities can outlive the next two owners.

Under the U.S. EPA's Coal Combustion Residuals (CCR) rules, ash ponds and landfills have strict monitoring, closure, and post-closure care requirements (Source: EPA, epa.gov, 2024). If the plant has unlined ash ponds, the cost of closure can be astronomical. That's before you talk about removing asbestos insulation, PCB transformers, or underground fuel tanks.

So should you buy it? Maybe. But only if the seller gives you access for environmental due diligence and you have a lawyer who specializes in contaminated property. If you're planning to 'just get it running,' you're underestimating the project.

2. Is a small cement manufacturing plant for sale a good entry into the industry?

It can be, but only if you treat it like a process plant, not like a pile of machinery.

When I look at a small cement manufacturing plant for sale, the price tag is the least interesting number. The interesting numbers are the permit limits, the production capacity, the limestone haul distance, and the historical availability of power.

From the outside, a cement plant looks like a production line that could be restarted with a few months of work. The reality is more complicated. A plant that sat idle for two years may need refractory repairs in the kiln, new baghouse bags, updated air permits, and a full environmental compliance review before it can fire up. I've seen smaller operators get hit with six-figure air emission testing costs they never budgeted.

Ask for the last five years of operating records. If the seller can't produce them, ask yourself why. A plant with records is an opportunity. A plant without records is a mystery.

3. What do I need to check before buying a ball mill for sale?

A ball mill for sale can be a great buy or a money pit. The difference is usually in what you can't see from the photos.

Check the big-ticket wear items first:

  • Trunnion bearing wear measurements
  • Gearbox service history and oil analysis records
  • Liner wear patterns and remaining liner life
  • Motor and reducer alignment reports
  • The reason the mill was taken out of service

Then ask about operating history. Was it run at nameplate capacity or pushed hard? How many hours per day? What was the feed material hardness? Did they use proper grinding media, or did they throw in whatever steel was around?

I remember a buyer who saved $70,000 on a 'low-hour' mill and then spent $90,000 on a gearbox rebuild within six months. The gearbox had been thumping long before the sale, but nobody ordered an oil analysis. The report would have shown metal particles. It costs less than $200. That is the cheapest insurance you'll ever buy.

4. Are 2nd hand generators for sale reliable enough for critical loads?

Sometimes. That's not a dodge—it's the truth.

There are 2nd hand generators for sale that come from rental fleets with documented maintenance programs, and there are units that were 'lightly used' in a way nobody can prove. The nameplate doesn't tell you which one you're looking at.

What I ask before recommending any used generator:

  1. Total running hours, not just the meter reading—look for skipped maintenance intervals
  2. Load bank test results from the last 12 months
  3. Coolant and oil analysis reports, not a seller's summary
  4. Voltage regulator and AVR service history
  5. Bearing vibration readings

I also care about the brand's support network. A generator from a major manufacturer with an active dealer network—Hyundai has been expanding its power equipment lineup, for example—is easier to keep alive. With a no-name unit, you become your own parts supplier. That's a dangerous position when the load is critical.

5. How do I estimate the remaining life of a coal power station?

You can't do it by walking around. I'm sorry, but you can't.

Assessing a coal power station requires engineering studies: boiler tube thickness surveys, ultrasonic testing on pressure parts, turbine blade inspections, transformer oil analysis, control system obsolescence reviews, and a review of maintenance records. That's not an afternoon visit. That's a project.

The cost of a proper due diligence study for a coal plant is typically between 0.5% and 1.5% of the asking price, depending on size and age. I know that sounds like a lot when you're trying to buy an asset at a discount. But I've watched buyers negotiate $200,000 off a plant and then spend $1 million on the boiler they didn't inspect. The discount didn't save them. It falsely excited them.

One more caution: even if the plant is structurally sound, the economics can change quickly. U.S. coal-fired generation was about 16% of total electricity in 2023, down from roughly 45% in 2010 (Source: U.S. EIA, eia.gov, 2024). That doesn't mean every plant is uneconomic. It means you need a market forecast, not just an engineering report.

6. What's the biggest mistake buyers make with a cement manufacturing plant for sale?

They focus on the deal and forget the first 90 days of ownership.

A cement manufacturing plant for sale might come with an attractive price and even a recent inspection report. But what happens when you own it and need to restart? You'll need a commissioning crew, spare parts, insurance, updated permits, a power supply agreement, and probably a dozen technical documents that are either missing or buried somewhere.

The buyers I've seen struggle are the ones who didn't put an operational readiness plan into the purchase agreement. Ask for seller support for at least 30 days after closing. If the seller won't agree, reduce your offer by the cost of hiring independent specialists. And get everything in writing.

This is also where my time-certainty philosophy starts. When a plant is down, every day of uncertainty costs money. A supplier who commits to a specific delivery date—and has the track record to back it up—is usually worth more than one who says 'maybe next week.'

7. What's the one thing you wish you'd known when you started?

I used to think buying used industrial equipment was about finding the best deal. It took me three years, about 200 orders, and a few very expensive lessons to understand that it's about finding the most certain deal.

'Probably fine' is a risk, not a plan.

Whether it's an old coal fired power station, a small cement manufacturing plant for sale, a ball mill for sale, or 2nd hand generators for sale, the asset is only worth what it can do when it's running. Before you sign, prove it. If you can't prove it, price in the risk. And if a supplier offers you certainty—a real delivery date, a load bank test, a maintenance record—that certainty is worth paying for.

That's the biggest lesson from my emergency orders: paying extra for knowing beats paying less for wondering. Every time. Rules and market data change; verify current regulations and pricing before you commit.
